How to buy real estate

The entire process of transferring real estate to personal ownership is the responsibility of the notary. He prepares the necessary documentation in cooperation with the real estate agency, and the correct transfer of the property to personal ownership is guaranteed. Brief procedure in points:

  1. Property selection

  2. Tax number and Italian postal address - this will be arranged for you by us together with a business partner in Italy
  3. Reservation agreement - usually a deposit of 10-30% of the price of the property in a notarial custody
  4. Preparation of documentation - the notary prepares the necessary documentation for the transfer of real estate to personal ownership and is responsible for the accuracy
  5. Transfer of the remaining amount from the purchase price to notarial custody
  6. Purchase contract - signing of the contract at an impartial public notary, who registers the transfer in the real estate cadastre. At this moment owning of the property is passed to the new owner



Fees

The buyer pays all fees and taxes related to the acquisition of real estate in Italy. The total amount of all fees is around 10% of the purchase price of the property. If it is an acquisition of a completely new property, the transfer tax is replaced by VAT (10%). It is necessary to include the fee for notaries (2-3% of the purchase price).
